1. What this website is

The website is an informational showcase for our real estate brokerage services. It presents properties for sale or rent, articles, and ways to get in touch with us.

Property listings are an invitation to treat, not a binding offer within the meaning of Article 185 of the Greek Civil Code. Nothing you do on this website concludes a sale, lease or brokerage contract.

2. Property information

We make every reasonable effort to keep property details accurate and current. Even so, floor areas, floors, construction years, energy classes, prices and availability are largely supplied by owners and are given as an indication only. They may change or be withdrawn without notice.

Before committing to anything you should verify a property's details in person and through your own technical and legal advisers (surveys, building permits, title deeds, energy performance certificates, encumbrances). Quoted prices exclude transfer tax, notary, legal and land registry fees and brokerage commission, unless expressly stated otherwise.

Photographs show the property as it was at the time they were taken.

3. Appointment requests and the contact form

Submitting a viewing request is a request, not a confirmed appointment. An appointment is booked only once we confirm it by email or phone. We may reschedule or cancel an appointment, in particular where the property is no longer available.

You must give true and current contact details and must not submit unlawful or offensive content, or third-party personal data without that person's consent. If you cannot attend, please let us know in good time.

4. Brokerage services

Our brokerage services are governed by Greek Law 4072/2012 and require a signed written brokerage agreement setting out the fee, duration and other terms. Browsing this website or submitting a request creates no entitlement to a fee and no obligation to engage us.

As an obliged entity under Greek Law 4557/2018, we must identify and verify the parties and the source of funds before a transaction is completed.

5. Acceptable use

When using the website you must not:

  • Scrape, crawl or otherwise harvest data, or copy listings in bulk.
  • Republish, reproduce or commercially exploit our texts and photographs without our written permission.
  • Do anything that places an unreasonable load on the website or endangers its operation and security, including attempting unauthorised access.
  • Submit false or misleading requests, or send unsolicited commercial messages.

6. Intellectual property

All website content — the logo, trade names, texts, articles, photographs, design and software — is protected by Greek Law 2121/1993 and trade mark legislation, and belongs to us or to our licensors. Personal, non-commercial use is permitted. Any other use requires our prior written permission.

7. Availability and liability

We make reasonable efforts to keep the website running securely and without interruption, but we do not guarantee this. Service may be suspended temporarily for maintenance or upgrades, or for reasons attributable to third-party providers or force majeure.

To the extent permitted by law, we are not liable for indirect or consequential loss, loss of profit or loss of opportunity arising from use of, or inability to use, the website, or from decisions taken solely on the basis of its content. This limitation does not apply to liability for intent or gross negligence, or for death or personal injury, and does not affect consumers' mandatory statutory rights.

8. Third-party links

The website may link to third-party sites. We do not control their content or practices and accept no responsibility for them.

9. Personal data

How we handle your personal data is described in our Privacy Policy, which forms an integral part of these terms.

10. Complaints and out-of-court dispute resolution

Please raise any complaint with us first, using the contact details above; we undertake to respond within a reasonable time. If you are a consumer, you may also turn to the Greek Consumer Ombudsman (www.synigoroskatanaloti.gr) or another certified alternative dispute resolution body.

11. Changes to these terms

We may amend these terms. The version in force is always published on this page with an updated date and applies from the moment it is published.

12. Governing law and jurisdiction

These terms are governed by Greek law and the courts of Athens have jurisdiction over any dispute. If you are a consumer, you retain the right to bring proceedings before the courts of your place of residence under the mandatory rules that protect you.

If any term is found invalid or unenforceable, the remaining terms continue to apply.
