Renting vs Buying: What's Better in Greece?

Rent or buy? This is one of the most common questions we receive at PM Real Estate. The answer depends on many factors.

The Case for Buying

Buying property is a long-term investment. Over a 10-20 year horizon, buying is usually more advantageous. It also provides housing security and the ability to generate income through rental.

The Case for Renting

Renting offers flexibility of movement and avoidance of large initial investment. It is ideal for young professionals or people who don't know where they'll settle permanently.

Athens Numbers

In central Athens, rent for a 2-bedroom ranges from €600 to €1,200/month. A comparable property costs between €180,000 and €350,000 to buy. With a mortgage, the monthly payment can be close to or lower than rent.

The Conclusion

If you have stable income and plan to stay in the same area for 5+ years, buying is usually the better choice.
